The C6 Works is a 26.3ha technically challenging contaminated brownfield site. The planning approval we gained for a mixed use development of 1,400 homes is to be a catalyst for Wakefield’s Aire River Growth Corridor regeneration strategy.

Working with the developer and their funding partners, we created a development framework based on a walkable neighbourhood that is well connected to the town centre. Access to the riverside was opened up, and in collaboration with local community organisations including The Sea Scouts, RSPB and Castleford Tigers we developed a placemaking concept based on health and fitness, play and socialising which became the focus for the branding and sales strategy.
This place first approach realises the value of integrating the development into the existing urban fabric and community to provide benefits for all.
Technical constraints, including flooding and remediation were used to inform the open space strategy and create a unique identity reinforcing the branding of the development. This required working closely with and co-ordinating a multidisciplinary consultant team.
